If 5G is going to be relatively wide spread by the end of 2021 that means there
will be two more iPhone releases, September 2020 and September 2021 and there
is absolutely no reason to try and find a phone now which supports 5G.

"5g should be in most big cities by the end of 2021"

That's pretty ambitious ... also being "in the city" and "being available where
you are" aren't likely to be the same thing. The frequencies allocated to 5g
are very high ... which is great for very high data transfer rates. But easily
blocked (trees, fog, buildings, signs...etc.) and very short range. I hope you
are more correct in your optimism than I am!

As for the rest of the upgrade discussion, at least one of the new chips in the
11* iPhones could result in much higher resolution interior room mapping
functionality, which could translate into better navigation assistance ... but
the software will take time. Whether that happens before the next iPhone
upgrade cycle is beyond my ability to forecast ... but between the extra
functionality and the extra processing power .... it's more likely that
widespread 5g ;>
