Dear Lee, What they call REITS (Real Estate Invesmnet Trusts) are normally the way forward for collective Investments in Real Estate Projects such as St Thomas Plaza.
I am not sure that is the way (REITS) the church would like to go in the absence of any detailed information on the same. Aware that Real Estate Investments are long term investments, and in the absence of an example of any REIT operating Uganda, there is alot that would be required from the initiators to attract people to inject funds. I propose the brains behind the project should Mandate a licensed investment Bank to advise, package and execute this project. Am very sure th church has some fine Finance brains to engage and work together with any appointed advisor. When you gross up the 10% of the value of the project which translates to UGX 200m, this is not a small project by any means. Funding & Advising on such a huge investment per our standards on a *Good Will* basis may only serve to delay a project at best and nothing may yield at worst-*the Mvara Cathedral is not such an old experience!* Should the planning of Kampala be any example to go by, and the experiences of Utility providers every now and then breaking the roads and numerous other infrastructure to either fix problems or put new facilities, our planners had better prioritise long lasting infrastructure development for the future. Lee, what structures or factories requiring electricity were there in Jinja, Kampala etc for the dam at Owen falls to be built in 1954? Haven't we had potentila investors negating coming to our region for lack of electricity and other requisite infrastructure? I applaud all efforts on this forum in making West Nile a better place fto live and Invest in. God bless.
