It's always good to log the installer and read what the properties were set to or changed to during the various phases of the installation.

For example the Installed property does not have a true or false value. Look at the following properties (case sensitive, so spell them properly): PATCH, Installed, REINSTALL, REMOVE (in the context of REMOVE="ALL").
