tom taylor Sheridan Neighborhood > MEMO TO NEIGHBORHOODS REGARDING DEVELOPMENT AT 24TH AND CENTRAL > > We met yesterday with Loren Brueggeman from Sherman Associates, the proposed developers for the 2300 block of Central Avenue. Loren advised us that the development proposal will now be limited to the property currently owned by US Bank. Further, the proposal will no longer include a Cub Food store or any other large grocery store. We were advised that the proposal will include a mix of housing and retail and further that the developers remain committed to proceeding with the neighborhood process and are very interested in proceeding with a development of the US Bank site. > > You may recall that our guidelines for potential development were that the project respect the urban and pedestrian nature of the corridor, respond to neighborhood issues and concerns and finally that there would be no public subsidy for a large grocery store. Mr. Brueggeman advised us yesterday that due largely to the cost of acquisition that the development of the entire block for a retail/housing development with a Cub Food store is not financially feasible without public subsidy. As a result, he is moving forward with a different proposal in an effort to satisfy the guidelines for the development. > > The meetings previously scheduled for discussion of this development will proceed. The Holland Neighborhood Improvement Association will hold a meeting at Edison High School at 7 pm on January 9. The Northeast Community Development Association will hold two informational meetings about the development: January 13 at 7 pm at the senior high rise at 1815 Central Avenue and January 21 at 7 pm at the Salvation Army at 2727 Central Avenue.
