Always have a backup. Who wants to be dealing with a relationship that
is enforced by contract. Yes have a contract but be willing to walk
away. Nothing worse than a hostile relationship...

...or just keep it informal as long as he's friendly. The danger with
anything informal is he could decide in the future that he doesn't like
you anymore, or the land could get sold to someone who /isn't/ friendly.

I have a landowner (and future customer) who has some trees in the
way of a planned LOS link. He's agreed to let me remove any trees
needed from his property to create the link.
I'm thinking it would cover the initial removal as well as ongoing
pruning/maintenance of the link.
