Sno-seal is great stuff. We use it on our cross country ski boots as
well as our hiking boots.
I just threw out my old army boots that I got back in 1970. Never did a
thing to them, and used them for work boots around the ranch for many,
many years. The leather on the tongues finally wore through from rubbing
on the laces. The soles were still quite good, but the uppers were
starting to crack pretty bad.

It has kept my boots looking almost new for 40 years. It is a
mixture of pine tar, bees wax and some kind of oil.

That stuff looks pretty effective.
I use Mink Oil on my boots it seems to do the trick.
