About the Google-proprietary apps: we've been discussing that issue inside Google, and I've checked the current status with my coworkers. Making most of those applications available for download for personal use (which is I believe what you're interested in) is a goal, though there are a variety of hurdles to clear before that can be a reality, and some of those could take some time and effort to resolve
About Gears: the people working on Gears told me that they'd be writing up a bit of documentation about how to recompile Gears from source. I know that this doesn't immediately solve all your problems, but hopefully we'll get there soon enough.
