Lightly,

Please consider that Long Branch was never a place that depended
upon Asbury Park - it was always a busier City, and when both Cities
were in their hayday, Long Branch had the wealthier clientele.

As for Belmar over the last 25 years, they were the tourist draw
around these parts. They didn't need Asbury Park for anything.

These towns, like Sea Bright, figured out what places like
Allenhurst, Deal, Loch Arbor, Avon, Sea Girt and Spring Lake figured
out long ago - having residences on the beachfront instead of kiddie
rides and peanut stands makes for a far healthier local economy and
better standard of living for residents. People who buy summer
homes and rent homes for weeks at a time spend more money and are
better meighbors than day-trippers. The tax base expands and the
City can offer better services.

Monmouth will never be a tourist trap again because there isn't
enough here. Go ask out of county or out of state travel agents to
see if they are recommending Monmouth to anyone. They aren't. They
recommend places like LBI, AC Wildwood and Cape May.

That is why this current plan is so good - it is consistant with
what is working so well for the rest of the County, and will make
this much more stable place to live and work.
