I REALLY thought that you were a very Intelligent Person! I really DID ...

But, you've gone once or twice per month for YEARS to Council Meetings,
complaining about Everything that the Fishman's and the Council People DO,
except about how they're leaving the Minorities OUT of the Redevelopment 100%!
You complain that they're Selling Land too cheap (the City to the
Developer). You complain that they're using the WRONG Redevelopment
agreement! You COMPLAIN that they're building too high .......... On, and
on and on!
You're SO smart, aren't you?
Yet, you have NEVER been smart enough to figure out that NO One living here
NOW, except maybe @ 2% or less of the People, can BUY the Junk they're
Building.
The Firemen can't! The Police can't! 90% of the People in City Hall can't! The
Teachers in the Schools CAN't! 95% of the Business Owners CAN't! 99.9% of
the Minorities CAN't! NO one YOU know can!
Now, I'll divert for one Paragraph, OK? An extremely competent and
knowledgeable person from Trenton was here for a Meeting EARLY in the
Redevelopment Pre-Planning Stage. I forgot his name right now, but I think I
have it in my Notes. BUT, I'll tell you what he said, OK?
He said that TWO things would primarily determine IF we carry out a Successful
Redevelopment here:
- Asbury MUST Refurbish/ Renovate as MANY old Buildings as we possibly CAN, otherwise the Tax RATES would skyrocket! That's happening, and it'll get Worse as time progresses (Tax rate out of Control)
- Asbury Park also MUST Build as many Units as possible which are affordable to the CURRENT Residents, otherwise the Redevelopment will NOT work! He went on to explain about 5-6 Reasons for that.

hear of a word called "Community Development", DAN? Hazel
Sammuel's JOB is to Guide that along, and she's had over 20+ Years to DO
something, which the Community is still waiting for!
You do NOT "Develop a Community" by kicking OUT 35-50% of it's
Residents, and inviting IN 6,000 Carpetbaggers , most of whom are part Time,
and whose secondary interest at BEST is Asbury Park or ANY of it's People! You
should KNOW coming from
By the way, DAN, did you ever hear of the 3,000 Nehemia Affordable Housing
Units that they built in
If you wish to BE as smart as you think you are, and I thought you were, pick
up a Book called "Dry Bones Rattling", and READ it! It's about
a successful history of Community Development and Building in over 12 Major US
Urban Cities over a 35 year period! You GET it? I'm NOT just blowin
Smoke!

The biggest Cowards in the WORLD are Type A Men who CANNOT admit when they're
Wrong, or that they possibly even Could BE wrong, even when they KNOW they

There's also Homes for NJ, out of Trenton ( www.homesfornj.com/ ), which
has done extensive Studies on the severe LACK of Affordable Housing in
NJ. The Governor has already (Before he was elected) signed on 100% to
the findings, and Goals, of this group! The Goal is to build or
rehabilitate 100,000 Newly available Affordable Housing Units in ten years. And
that's 10% of what's really needed, but they're keeping it realistic & 100%
within the Realm of Possibility to do (This one Project).
Read up Dan, you're WAY out of touch with reality, Especially for a "Redevelopment
Expert " ???
50% of New Jersey People CANNOT afford their Monthly Bills right NOW, which is
a CRISIS! And we're making it WORSE, by not Building responsibly here in Asbury
Park, and by building Homes for People who don't even NEED them! With the
100% FALSE perception that Asbury Park will be "A Better Place" with
3,100 Luxury Condos ONLY being built ....... BULL S_it!
You are WAY out of Touch! You cannot even COMPREHEND the Main Point!
It's ONLY Racial because of what the Fishman's are DOING, and that Asbury Park
is 78% Minority, almost All being Low Income! If it were happening in
Howell, it would STILL be Gentrification, but it would be less Racial, if at all, but STILL People. But
they're doing it almost SOLEY in Minority Cities & Neighborhoods
NATIONWIDE! That's why it IS Racial!
By the way, I wonder if Skip's Family WORKS for Fishman? 2-3 Bernstein's are
listed on Asbury Partner's payroll! That could be why he's lying about my
stuff! He may be being Paid to do so!
