Hi Tom,
 personally, I think that you should stick to the  regular tracks, and leave 
off  the other tracks for either a mod patch that is free or for sale. 
Another option is to develop a tool for raceway buyers, at a little extra 
cost, to make their own tracks and vehicles  based on all of these variable 
track types and conditions.
The reason is simple, it is easier to add on to a game, I presume, then to 
try to build all those things into the finished product which could  extend 
the  length of the wait for the final release.
Just  my two cents, with inflation that is more like a dollar seventy five,
