  Linda is offering extremely sound advice here. When Carol and I bought our
  home in Wheaton we declined to hire a home inspector and I still rue the day
  I made that stupid decision. I may have saved $250 at the time but I spent
  multiples of that correcting problems that an independent home inspector
  could have pointed out to us. Yes, there were problems that would have
  caused me to not buy that particular house. And the idea of an independent
  inspector is likewise very sound, the more real estate agents dislike the
  inspector the higher the likelihood that he or she is find problems that
  have broken deals in the past. Problems are to e anticipated in any home
  resale, but too often folks want to sell a horribly run-down house as if
  there were nothing wrong with it and the realty industry promotes because
  they get a percentage of the selling price. There's no incentive for a
  realtor to look out for the buyer.
