PLEASE HELP.

I have a brewtus III-v (2 years old).  

Lately the brew pressure used to be a little erratic, it would fluctuate 
between 10-7 (which seems to be common), but lately it drops to almost 0 
(no pressure) when pulling my second espresso. 

I then turn the lever down, remove the portafilter, re-engage the lever and 
there is almost no water that comes out and the pump is very very silent.

I can sorta hear the pump trying to fill the boiler again but very slowly. 
 I have to wait a few minutes for the whole thing to be back to normal but 
if fails in the same fashion shortly thereafter.

I opened the unit to try and detect leaks (water or air) and cannot find 
anything obvious.  The only thing that I notice is that there is a small 
"hiss" sound coming from the top of the rear boiler where there is a little 
pin that seems to be a release valve of some sort. 

The machine is unusable and I hope someone can lead me in the right 
direction ... :-(
