Hi - the gauge starts to go high, not sure at what value - I would have to 
double check.  Your diagnosis seems logical.

I replaced the Vacuum Release Valve so far and did a bit of cleaning, still 
an issue.  I could replace the pressure stat and safety valve... open to 
suggestions though.
