Thank you for your responses and advice.

Murray, The steam and hot water taps are on my to-do list, although I don't 
think they are currently leaking, they could do with a touch of grease and 
maybe a descale as well. Thanks for the advice regarding o rings :).

Mike, the boiler was performing like this before replacement of the safety 
valve, with an audible hiss of steam. I managed to remove and replace 
without having to remove anything else by using a set of vice grips instead 
of a wrench to stabilise the joint. 

Since reassessing, it seems the new valve had a slightly longer threaded 
section, and was bottoming out on the joint before fully compressing the 
teflon gasket. Rookie error I guess! For the meantime I've just added a 
second gasket to bridge the gap. On the upside, the boiler is now much more 
stable only calling for extra heat every 4- 5 minutes. 

Thanks again, I'm sure there will be more advice needed along the way!
