Bob, I read through the responses you have and will offering my humble 
opinion based solely on my experience.   

I learned to sail on a 19' O'Day day sailer while living in Minneapolis ...I 
could rent the thing all day for $20 (even in 1990 that was a bargain!).   
When kids came along my sailing diminished to nothing.   I finally bought a 
boat 
only after moving back to Maryland and now the older two aren't into it and 
the younger two are OK with it.   I did live on a small lake but never found 
the 
right boat for it...there was always next summer!   I wish now that I had 
bought a little day sailer and kept it on the shore and taken the kids out for 
an 
hour or two at a time.   

Is there a place close by that you could keep a little day sailer?   I love 
my C-27 and wouldn't want to give it up at this time in my life but I love 
sailing more.   Would a day sailer be a solution for you?
