I would either go to a low end realitor (we have them for 1.5% out here), or 
see a real estate attorney to make sure everything is done properly.  The other 
thing that I would do is hire a reputable termite inspector.  He'e not just 
looking for bugs.  He is checking for dry rot etc... Its been a couple of years 
but if I remember right it will cost you about $150 - $300.  A fraction of the 
cost to make a repair.  Besides at least in California after the termite 
inspector certifys the place he buys all related repairs for the next either 6 
months or one year.  


I didn't trust the inspector the seller used (had some visable reasons to doubt 
them). So after I got the keys to the house I hired another inspector.  It cost 
me something like $150.  He found nearly $3,000 in damage the other company 
ignored.  The other company had to fix them for free.  So I put out about $150 
and got nearly a $3,000 return.
