According to PSM the KillZone demo was actual gameplay footage from an actual (tho' unoptimized for performance) gameplay engine... however it could run on the alpha dev kit at only 5 frames per second.
So they ran it all then sped up the video to 60 fps for the show. The claim is that the real PS3 hardware can easily that footage in real time (at 60fps). Apparently the alpha kit is a slower cell CPU running with current gen SLI nVidia cards. Considering the boost in raw performance which would come from the real hardware and the possibly radical boost performance optimization would have and it's not completely unlikely that the game could look like that. The dev teams are supposed to see "real" dev kits (with real PS3 hardware) by October. Hopefully after that we'll see some confirming, real-time footage.
