Well, unless you completely trust the agent, none of them represent you
only. As you say the selling agent gets a cut of the commission, they get
more if you buy it for more.

Sometimes the selling agent will tell the seller to hold out for more so
they can get a better commission if a 2nd agent comes in.

Bottom line: if you like the house, check what other houses in the area are
selling for. You can do this via the PVA's office, and get an appraisal.

The offer process can take a couple of hours or can take a week. However
both parties must agree on the closing date. Put in your offer that the
house must have a satisfactory home inspection, and that the seller will
correct any problems found.
