You'll get a lot of "I don't like this or that", they want you to say "I'll
change it or fix it". Don't get offended just make sure that they know that
the house is sold "as-is".

I actually had one guy ask me why I was still living there, not the thing to
ask someone in the middle of a divorce.

Smile, make small talk, let your agent do all of the talking, don't commit
to anything w/o your agent there
