My condo was built in 1974, I've done a ton of stuff

New carpet
New paint
Remodeled spare bathroom
Replaced interior doors
Reinforced stair rail
Replaced locks
Replaced door handles
Installed ceiling fans
Replaced breaker box

I still need to:

Install fan in spare bathroom
Take pictures

...scream..

We're selling our 30-year-old condo and, as I've learned over the last three
weeks while negotiating with a buyer on our first offer, you may THINK
you've gotten all those niggling little things done, but the minute an
inspector walks in, you're hosed. And buyers will nitpick the STUPIDEST
things.

So here's my hell list for this week as we wait to find out if our house is
actually sold or not and if we can actually close like we're supposed to a
week from today:

- replace a linen closet door
- replace all outlets in the kitchen, half-bath, and, yes, even the damn
detached garage with GFCI outlets (GFCI's in the detached garage? Are you
kidding me?)
- clean out the lint in the dryer vent outside
- wash out the lint in the air conditioner, which some moron installed right
underneath the dryer vent
- pour bleach down the air conditioner condensing hose
- replace three wall 2x4's damaged by termites 20 years ago ... oh yeah,
first rip down the plywood paneling covering these three 2x4's so you can
even replace them
- get a plumber in here so you can install a whole new gas line to the
furnace because it's currently a brass connector instead of stainless steel
and MIGHT, MAYBE one day wear down enough to leak a little tiny bit of gas
- wait on pins and needles to see if the house appraises

And then, if the appraisal goes thru (all before next Tuesday):

- pack an entire 5 years worth of crap in two days, including close to 1000
books (didn't do it earlier because the buyer kept threatening to cancel the
contract over the little piddly things in the inspector's report)
- turn off the gas, electricity, cable
- turn in forwarding address
- get a storage unit
- determine what goes in storage and what stays until new house is built
- rent a truck
- move a business, 2 adults, 2 cats, and a hyper dog from a 2-bedroom,
finished basement house to a one-bedroom apartment

Then we get to do it all again in November ... joy!!

- bathroom needs to be sanded down, primed and painted.
- still need to do the quarter round in the kitchen
- kitchen door leading to the garage is cracked. Needs to be replaced or
repaired.
- weird smell coming from basement room. Might be mold?
- exterior basement wall needs to be repainted
- extra bedroom is a disaster area
- front porch pylons need painting
- roof overhang near garage needs to be repainted

them's are the things I've gotta do if i want to sell this place any time
soon...
