Been there, and I stayed at a job longer than I should have as a
result.  When I left that job I spent a few weeks putting together
lots of documentation including screen recording videos on how to do
various tasks so they would have a reference if needed.  They ended up
reassigning several of the tasks to other staff and once forced into
learning those systems they were able to keep running smoothly.  For
other things, they still keep me on retainer to take care of some of
the more complex stuff remotely on my own schedule.  It was the best
decision I ever made.  It sounds like the other company that's
interested would be a better fit at this point in your life (more
casual environment, shorter commute, team to work with, etc.).  If
they're a stable company and the benefits work for you, I'd say go for
it!  Your long-term happiness is way more important than worrying too
much about what the other company will do without you.
