Try Outstart's Softsim. http://www.outstart.com/products/softsim.asp It allows you to create useable simulations of a product. Last time I used it it was able to export flash, java, or xml based sims with very little effort. That was some time ago though, so the complexity may have gone up.
Also, there is hypercam which makes avi's, or there used to be a great one called Flashcam, by nexus concepts. eHelp has acquired this software though, and now releases it as RoboDemo. http://www.ehelp.com/products/robodemo/ Haven't tried it since they took it over, but my clients liked the streaming flash demos.
