You might want to take a peek at the following software:

Lotus Screen Capture: This product allows one to simulate the users actions while 
going through an application. Cost ($300)

Robo-Demo by ehelp: A Flash based product, this software allows one to create 
annotated demos. Since the output is in flash, there are no java applets one has to 
deal with. Pretty slick voice over capabilities. Cost ($400)

There is an add-on to Powerpoint XP that does screen captures, however, the end result 
is not as slick (or as easy to do) as the other two products mentioned above.
