Couldnt you just use: <cfparam name="form.listing_openhouse" default="N" />
If it already exists, its value will be in form.listing_openhouse If it DOES not exist, it will be created and the value "N" will be stored in it. ..:.:.:.:.:.:.:.:.:.:.:.
