To make it as concrete as possible I suggest you download the wireframe tool. Instead of user friendly you can say as agreed upon through wireframe specifications. Use the wireframe to make the initial prototype- there is no actual coding, what it does is help set up the direction/feel of the web pages. You can list out what info will be on each page and any/all links that are included on that page. And it's easy to set up to add more links/etc. (plus the links "work"- ie: they clink on link for order page and it will take you to the order page section with all it's specs on that page. Show the folks the wireframe that you set up. They can hit the links/play with it and give you immediate feedback on what they do/don't like and any changes. (In fact you can make the changes while you are meeting with them so they have very immediate/concrete ideas about how the website will work. It is very cool and makes life easier in the long run.
