Robodemo looks great. It allows you to either capture the screen based on key frames or capture the screen realtime.
But from what I saw.. it has a lot great features and is easy to use. Although it is easy to get mistaken by the macromedia seminars, because they seem to gloss over some of the process by having parts already built.
I can vouch for RoboDemo -- great product. It's great for application simulations and the like. Web applications require a little more concentration than desktop apps to simulate or describe but once you get the hang of things you can quickly build very functional tutorials.
There is a 14 day trial available on the MAcromedia website so give it a whirl.
