For my ‘internal community’ I have served as treasurer for one year and the 
president for one year.  I was nominated to the board for another two year 
term, so I was nominated yesterday to be president again.  The titles really 
don’t mean too much…I lead the meetings.  But when the everyday things within 
the community come up, then we all communicate via email and make decisions 
that way.  This was the first year that we had a community garage sale/block 
party and being the only person on the board that didn’t work, I did do web 
surfing to find and design a banner for our two monuments to advertise the sale 
from the City streets which our entrance gates are located.  That time I had 
done a lot despite that my head was killing me with headaches, but our second 
garage sale/block party a few homeowners volunteered to do all the logistics 
and most of the planning.  There were very few things that I needed to do that 
time.  The new board is Ramona (who has been on the board since May of 2008), a 
lady whom her and her husband own and run a management company so she is very 
knowledgeable about the Nevada statutes for HOAs, and myself.  I feel that this 
board will be able to communicate easier.  Ramona hasn’t made many board 
meetings and yesterday I asked her if her work schedule was a problem with the 
days we had set for board members.  She said that Wednesdays are horrible for 
her, so we changed the board meetings to Thursdays.  It is difficult to have a 
meeting when there are only two board members to vote on something and they 
disagree.  Also, it requires a lot of contact afterwards to update on 
everything that has taken place etc.  I was the chairperson for the ARC 
Community and that was just sucking the life out of me this past six or eight 
months but I have three homeowners that have been on my committee.  From now 
on, those three will do the review, the inspections – but when they have done 
their work they pass it on to me for approval only.  That means that I don’t 
have to check that all the plants are drought tolerant, I don’t have to go and 
inspect after the work is done, etc.  The one gentleman that has been on the 
committee the longest is also an insurance adjuster so he is very good and does 
make sure that all the details are there and that everything would be within  
the ARC guidelines.  I don’t even have to do the forms to send back to the mgmt 
company.  

The ‘master’ HOA really only affects the exterior of four ‘interior’ 
communities.  There are sidewalks, plants, and graffiti on the walls.  Not much 
more except for requesting for the mgmt co to get bids for insurance, 
landscaping, etc.  

For me…and my internal community…it is a lot easier to have me and Ramona on 
both boards.  The biggest problem was when the builder switched the master 
community to a different mgmt co.  The homeowners in my community would call to 
report something that was the master HOA and they just didn’t understand the 
difference.  If they call me about something now, I know which HOA needs to 
respond, and the homeowners get their voices heard no matter which HOA the 
problem relates to.

My volunteer work for the Lewy Body Dementia Assn is sporadic.  I reply to 
people that call the national help line that are in the four states (Texas, 
Arizona, New Mexico and Colorado) that have been assigned to me but from time 
to time I help out with a call from a different area when someone has medical 
problems…so when I have my surgery then they will route my calls to another 
Lewy Buddy..  I will be starting to go out and leaving brochures, business 
cards, etc with the Alzheimer’s Assn; local skilled nursing facilities with 
memory care units; and geriatricians, GPs, and some other doctors.  Then we 
will have more for a meeting.  Those meetings are once a month and as the 
facilitator, my job is to sit and listen and make sure that everything stays on 
track…but the discussion should be from the group of caregivers.  If there is 
something that they are asking about and I don’t know the answer, I would tell 
them that I would do my best to find out…and then I would follow up. 

These three volunteer positions help to make me feel that I am still a 
productive individual and it also keeps my mind off my other problems.  If I 
find that I have too much on my plate, then I will have to decide what I need 
to cut back on.

The HOA business must really keep you busy.  Good luck on your nomination.

(OT – Today was opening of the ballots for my internal community…two seats were 
open, and two people ran…me and the homeowner who purchased the very last house 
from the builder.  No surprise that we both won, but the gal that has been on 
the Board of Directors for three years nominated me to be president again and 
the new board member seconded it.   I have a meeting in December about the 
Master Community…landscaping along the perimeter of all the ‘Riverwalk Ranch’ 
communities…we will have to vote for seats.  I really want to nominate the 
gentleman that got the other seat on that one to be Treasurer because he is a 
CPA…so I am thinking that t he same gal that nominated me as president today 
will nominate me president for the Master also.  It isn’t a power play because 
we all try to do everything.  I have more time on my hands (Hehehe…if you take 
away sleeping, resting, sleeping, watching TV…LOL) than those that work.  We 
will see what happens.
