Brass tacks:
You rent from someplace like readisuite.com (superb outfit, btw), you pays yr cash and do yr thing. Your only responsibility is paying on time. If the provider goes broke, nobody cares. For a coworking community to succeed, it requires cash, time AND emotional investment in the process. If the coworking goes broke, it costs YOU personally. I've worked in both spaces. I think community in the coworking sense is about extending and reinforcing the circle of folks that you'd otherwise be working/collaborating/sharing with anyway. And then tapping into a wider, worldwide network of collaborative spaces that host similarly-minded individuals. You can get cube-land and executive office suites anywhere; finding people that you actually want to hang out with at those spots, well, is a trickier proposition.
