Our membership billing cycles are mid-month, giving people 15 days to pay (due at the end of each month) when our bills are also due.
Also, I think there's a fundamental and important distinction between "lease" and "membership". Take a look at the great membership agreement by Beehive Baltimore: http://coworking-baltimore.googlegroups.com/web/Beehive+Member+Agreement+-+2009012101.pdf The structure and content are designed to impart a sense of responsibility to the community, rather than to a desk, which we've seen people identify much more closely with. We've also offered incentives for signing up for longer periods of time, especially with our lower cost membership levels.
