I call it the yearly trip to Mecca for geeks. Last year there were ~12,000 people as part of the Interactive portion alone - including developers, marketers, designers, entrepreneurs and coworkers! And yes...real estate developers DO go and get much out of it. I'm not sure what I did without SXSW before 2005 (the first year I went). It's where I get to meet everyone face to face that I've only met online.
