Hi Rogelio,
I think what you are doing is awesome.  Not to detract from your goal
to not charge any rent but I have seen discussions on here before
about charging a nominal fee.  People just plain treat a space better
if they have paid a little to use it.  Maybe 1-2 bucks a day?  This
will help defray your utility, toilet paper and light maintenance
costs over time.  Or an open donation can might do the trick.  Let us
know how it goes, will be very interested to hear.
