Thanks again for the input, guys.

To clarify, this project / experiment would not rely on monies from
tenants, but more be a collaborative space that I would selectively
open so that others could come and experiment on various projects (ham
radio, Linux, virtualization, programming, etc).  I have some contacts
to VCs, so interesting projects that had business potential might even
gain traction.

I definitely appreciate the insight in making people chip in
something, as well as any "ground rules" others have had to put down
to make sure that the space is best utilized and cared for.  Any other
comments on this are very welcome!
