I had exactly the same concern as you when we were approached by a respected
design agency and told that they would like to rent half of our coworking
space. Luckily they started by organizing a few meetings in the space first
so that we could secretly observe their attitude toward the our existing
community, what we have learnt is rather disappointing: it seems that most
of these people are under stress and very demanding at the same time. They
didn't care much about our rules and social norms, either.

So I would strongly suggest that you take your own space.
