Exactly.  I completely concur.  I also try to offer an alternative space.  Say, 
they want an office, then I offer a desk.  Or if they only really need 
part-time usage, then we can usually accommodate that.

Also, in the past, when we made waiting lists for our private offices, once we 
tried to convert those waiting to signing up, they almost always end up not 
signing up, even though they still don't have an office elsewhere.

Talk is big, so don't count someone as official until the "check clears the 
bank."
