Where are they spending their time right now? Not just in terms of day-to-day work, but in terms of client meetings. What do they hate about it? Take away the hate stuff but keep the things they like, you have a co-working space. It's not until co-working involved a daily commute, I realised how much I valued working from home and not commuting.
