I wholeheartedly agree.   A larger footprint is certainly higher risk for
the cowork operator, but, if the market is well understood (ie your
community is interested in the specialty uses of the space...meetings,
events, seminars, etc) and the space is well designed, it can be incredibly
valuable to the community.
