We barely fit your requirement, Uncubed is about 6k sq/ft. We've added glass roll up garage doors so that the space can be separated as needed when the event space is in use. Coworking takes up about 50% of the overall space, and can expand if needed. Even before the garage doors, we kept the desks in the front half to encourage coworkers to be together vs. every corner spread around.
It's worked really well and now as our space evolves the kitchen and event space are treated as separate spaces from the coworking space.
