The challenge with a large space and "community feeling" is that for a LONG 
time, the space is going to feel more empty than full - even with design, 
strong architectural approach, etc.  

An empty room will never feel cozy. A room full of people, at any size large or 
small, can absolutely have the cozy, community feel. 

Is there a way to phase in the space, taking over part of it now and eventually 
expanding it?
