Alex is right. A space is expense and when a coworking community space is 
empty you are selling space and not the community. I was put in a situation 
like this in Toronto where I was brought on as a community manager to serve 
an empty space. It was hard to attract coworking members to an empty space 
and very expensive. My next attempt was on my own following the good advice 
of building a community first, and not I have Creative Density in Denver. 
By the way, Creative Density is not in the nicest building  but has a 
rocking community and is growing nearly 10% a month now.
