Underpromise and overdeliver is always a better model than the other way 
around.

We also started in a tiny space and moved in a year and a half.  We moved 
to the larger space next door so it was not painful. (I say, three years 
later.  I fear to look back to my optinion at that time, as I seem to 
recall something about replastering a large wall when chunks fell off it 
when we rolled the new paint on).

And may I just repeat this from Alex because it can't be said emough:  *All 
of this is to say - it's way better to be 12-18 months in and have a 
waiting list and need to move than be 12-18 months in and still years away 
from breaking even. *
