I would probably remove the constrictions on areas, feed all the properties
into Google Maps and let the user drill down into the area they're
interested in to see if there are any properties there or not. ie, remove
the area > subarea hierarchy and utlise gmaps' more analogue zooming in and
out of non-discrete areas instead.

However, if you really want to keep the discrete areas, take a look at
