You will see the individual track gain adjustment values in track properties regardless of whether the Replay Gain is turned on or not.
In Settings - Player - Basic - Audio you need to set Volume/Adjustment/Replay Gain to "Smart Gain". I presume your files are MP3? - what format are you streaming as?
