I would go straight to my lawyer to get the precise legally-defensible
disclaimer that is appropriate for my exact business. Your lawyer will be
able to research warranties, implied and expressed, for every state in which
you do business, and set you up accordingly.

I know sometimes it's hard to spend the money, but you'll spend even more
money if your home-made disclaimer didn't actually CYA and you end up owing
somebody for some damages...
