The problem of the hot market can be addressed by putting the  
prospective plane under a purchase contract immediately, but making  
it "subject to" your right to have it inspected and your right to  
accept or reject it after inspection.  AOPA Legal has forms that can  
be cut-&-pasted to suit.

Another factor I ran in to was if you think you have found a good LSA
Coupe, you need to really hustle up and buy it or it will be gone.
This happened to me a couple of times until I reacted faster and
committed to buy sooner. I crossed my fingers and gave the plane  an
annual just after purchase and everything was fine.  Get a fast record
check from AOPA (costs, but worth it) and you can get a really good
idea of what kind of shape it is in.
Remember, you don't want to wait around too long for your ship to come
in or your pier might collapse.
