As far as pre-buys go, I'm kinda skeered of em. I've turned down the last couple of people who asked me to do one.
I have found the seller is reluctant to let me take his airplane apart and the buyer might just be looking for a lawyer if I miss anything. For instance there can be centersection corrosion that can't be readily found without the inspection openings---even with a wing pull. A leakdown may be fine and a valve stick in the next hour of operation. An annual would be great as long as it is understood that this will be a real inspection, not just a paper exercise.
