If notrealdomain.net is not known outside your private network, it might be
best to :
1. tell your sendmail to route all outgoing mail thru your ISP's "smart host";
2.  tell your sendmail to "masquerade as" that smart host.

This way, all your outgoing mail will go via the ISP's mailserver, and will
avoid these relaying-related problems.
An alternative, if you can sell your ISP on it, is to route your mail via
UUCP.  Having root at your ISP may help :-)  I'm trying to get it going like
this at efn in my Copious Free Time (efn, BTW, supports UUCP by policy, but
i've never seen anyone ask for it; this strikes me as odd, since it is 
engineered to avoid all these IP-related problems...).
