After you disable a user, go to the Mailbox Rights and bring back SELF. Then mailbox will start accepting mail and you will be able to allow others to view the mailbox. Without SELF, mailbox will not accept mail (mail will bounce) and others will not be able to view the mailbox contents despite having "Full Mailbox Access" rights.
