What I did was copy 2 unstable .info files (specifically
xmysqladmin-1.0-3.info and xmysqladmin-1.0-3.patch) from the unstable tree
into my local tree via the terminal.

I installed the app. Got the warning, but that didn't really affect me other
than the warning.

After your initial response that maybe a corrupt .info file was causing the
error, I removed the app because it didn't really serve my needs anyway, and
removed those two files. Now all is good.
