Might I suggest that it might be worthwhile to consider getting two cold air heat pumps? They have 4 of the big ones at a children's theatre production company in the auditorium theatre and they do a great job of cooling stuff off. In the winter, they can pump warm air in. Also, because they are electric, they don't need gas and are very soft noise wise compared to the gas blower on the second floor. Budget for all solar across the roof, and you could make the whole thing sustainable! Clearly, the issue with the AC unit, is that the giant fans + windows are not keeping things cool for patrons.
