Adding only MEMCHECK made it work.  Thanks.

HIMEM only and no HIMEM work fine.  Didn't try X=a000-efff.

Another error was almost the same, but SS=D45A changed to SS=D45F and
the Opcodes were 03 C3 FF FF 43 99 0D 00.
